Assemble Capital is a comprehensive Los Angeles real estate firm focused on generating asymmetric returns through single-family redevelopment, ground-up multifamily, fee-simple subdivisions, and TIC housing. Every aspect of the development process is coordinated in-house — from acquisitions and entitlements through permits, construction, and the final sale or lease.
The track record behind the platform was built by the principals through Thornton Development Group and affiliated entities: 21 completed projects since 2005, with no notices of default, foreclosures, or lender workouts in roughly twenty years of operating through multiple market cycles.
Assemble Capital is the vehicle through which the same team, strategy, and execution now operate with investor participation — documented deal-by-deal in formal offering materials.

Economics
Offerings have generally used a Class A / Class B structure with an 8% preferred return and project-specific splits — final terms governed by each investment's operating agreement.

Manager-managed, project-specific LLCs; a three-principal investment committee; capital-call procedures, major-decision rights, and valuation policy per each operating agreement.
Investor Reporting
Quarterly investor reports, monthly construction updates where appropriate, budget-to-actual and schedule reporting, annual K-1s, and a secure investor portal with source documents.
