Celebrity Row is one of the most recognizable addresses in the Hollywood Hills, and one where buyers pay for finish quality and view framing above almost anything else. The house was structurally sound and architecturally dated — the profile the team targets.
Rather than pursue an expansion, the plan stayed on the remodel pathway: a full studs-out rebuild inside the existing envelope, which avoided the entitlement timeline entirely and moved the project from acquisition to a finished, market-ready home in roughly two years.
The house sold for $6.75M — a record on the street — turning $1.5M of equity into $3.81M returned. At 87.6% gross profit on cost, it is the highest-margin project in the 21-project schedule.
