The Investment

Assemble Capital’s first completed project — remodeled, brought to market, and sold in Westchester.

8404 Gonzaga was held in Assemble Capital LLC — the first project on the Assemble Capital portfolio to reach completion, and the first to sell.

Westchester sits in the path of steady owner-user demand: proximity to the Westside and LAX employment, a deep buyer pool at the upper end of the local market, and a housing stock old enough that a well-executed extensive remodel stands clearly apart from its comparable set. The scope was an extensive remodel delivering five bedrooms and five bathrooms across 2,780 square feet.

The home was completed, listed on the open market, and sold in 2026 for $2,700,000. It was underwritten to closed comparables before acquisition rather than to future appreciation — the discipline that carries across every project. Investor-level returns are reported privately to the project’s investors.

Financials, Privately.

Sold — $2,700,000

The Gonzaga Residence sold in 2026 for $2,700,000. It was a private offering held in a project-specific LLC, so we don't publish its capitalization or investor-level returns; those are reported privately to the project’s investors under its operating agreement.

This was an Assemble Capital project held in a project-specific LLC — a private offering. The sale price shown is the gross recorded sale price, not an investor return. Nothing here is an offer to sell or a solicitation to buy any security. Any offering is made only through definitive offering documents to eligible investors, and investor-level returns are governed by the applicable operating agreement. Past performance is not indicative of future results.

2024

Design & Permit

Extensive remodel scope permitted — no entitlement pathway required.

2024–2026

2026
