Las Alturas is a Hollywood Hills street where lot geometry does most of the work — buildable envelopes are constrained, and the difference between a site that pencils and one that does not comes down to how much house the topography will actually carry.

The team acquired the site and built ground-up rather than renovating, delivering a modern home designed around the view corridor. Total project cost was $1.65M inclusive of land and construction.

The home sold in 2019 for $3.22M, producing $1.57M of gross project profit — a 95.2% gross profit on total cost, among the strongest margins in the schedule.
