The scope was a straightforward ground-up build with no entitlement complexity, designed for an entry-level buyer pool where finish quality and efficient layout matter more than square footage.

It sold in 2016 for $1.14M — $0.40M of gross profit at a 53.3% margin on cost, in line with the portfolio's 51.1% median despite being a fraction of the size of the projects around it.
